Compare like with like

Record when each estimate was produced, what type of value it appears to represent, and whether the domain has close recent comparables. Avoid comparing a retail estimate with an acquisition price as though they answer the same question.

A large spread is a reason to inspect the inputs, not average the numbers automatically.
